We are so glad you are here. These guidelines help us care for this sacred space and for you.
HOUSE GUIDELINES
CHECK-IN/CHECK-OUT: 4pm Check-in and 10am Check-out unless otherwise negotiated.
GUESTS: Maximum occupancy (6) is strictly enforced. Please do not exceed the number of guests listed in your booking.
UPSTAIRS APARTMENT: Please note, Owls Nest is upstairs and is NOT ADA accessible.
NOISE: Quiet hours begin at 10 PM and end at 8 AM. Please be mindful of neighbors.
NO SMOKING/CANDLE USE/NO FIRES WITHOUT PERMISSION : No Smoking of any kind — including vaping — is strictly prohibited indoors and on all covered decks. If you used a candle indoors, please do not leave lit candles unattended and ensure they are put out completely before you sleep or leave the apartment. No candle use outdoors. Fires in the fire pits are permitted with written permission from the host, and only when the BURN BAN is not in effect.
If fire pit is used, use must comply with local burn regulations. Never leave a fire unattended and fully extinguish before heading inside for the night.
NO PETS: We do not allow pets at Owls Nest.
NO PARTIES: Events or gatherings beyond registered guests are not permitted without express written approval.
PARKING: Up to 5 vehicles in the designated driveway for overnights. Do not block the road or park on grass. Please do not park along the road. Day use rentals, up to 9 cars in driveway. Additional parking will be available upon request.
RAINWATER AND SOLAR POWER: Owls Nest is powered through the sun/solar panels and water is from the rain collection tank. Please use what you need, and conserve water and power so that we can continue to live in a more sustainable way with the natural world that supports us. Turn off lights when you leave the bathroom, bedroom, or common area. Please make sure faucets and toilets are not left running. Rainwater is treated with a UV filter system and safe to drink from the inside faucets.
NATURAL AREAS: Stay within the Owls Nest property when exploring the surrounding land. Trespassing onto neighboring land is not permitted. The general zones for walking or exploring are demarcated by the road on the south side of the property, rainwater collection tank to the west, the wet weather creek bed to the north and the stone fire pit and solar panel array to the east.
Do not disturb local wildlife. Feeding animals — including birds beyond the provided feeders — is discouraged.
SWIMMING POOL & SPA USE
No swimming after 10 PM out of respect for neighbors.
Children under 12 must be supervised by an adult at all times.
No glass containers anywhere in the pool area.
Shower before entering the pool to protect water quality. An outdoor shower is provided near poolside for your convenience.
No running, rough play, or diving allowed.
Please replace pool furniture in its original location after use.
Swim at your own risk. No lifeguard on duty.
Do not adjust pool equipment, pumps, or chemical feeders.
If you intend to use the spa, please notify the host ahead of time so it can be heated in advance of use.
Maximum 6 persons in the hot tub at one time.
No glass, food, or drinks inside the hot tub.
Shower before use to keep chemicals balanced.
Pregnant guests and those with heart conditions should consult a physician before use.
Limit soaks to 15–20 minutes per session; hydrate often.
Spa use closes at 10 PM each evening.
If you intend to use the spa, please let Jen know upon your arrival. It takes at least 2-4 hours to get spa to temperature (95 degrees). Spa use is an additional charge.
CHECK OUT PROCEDURES & RESPECT/RESPONSIBILITIES
DISHES: Please wash, dry, and return all dishes, cookware, and utensils before check-out.
LEFTOVERS: Dispose of all perishable food from the refrigerator and pantry before you leave.
TRASH: Bag all trash and recycling and place bins located in the pool area. The metal container is recycle and the black bin is for trash.
BED & BATH: Leave beds unmade that have been slept in by guests, and leave used towels on the shower floor.
APPLIANCES: Turn OFF all appliances, lights, fans, and AC/Heat.
DAMAGES: If damage happens — please notify host immediately. Damages, even accidental, may be charged to the guest.
LINENS & TOWELS: A starter supply of linens, bath, and pool towels is provided. Use pool towels for outdoor use, not bath towels. Pool towels are located in the bin near the spa.
FURNISHINGS: Please do not rearrange large furniture (couch/beds/etc.) If you require a particular furniture configuration, please let the host know 24 hours before your arrival. If you move smaller furnishings during your stay, please return any moved items to their original position before check-out.
SECURITY: Lock all doors and windows when leaving the property. You may leave the key on the kitchen table at check out.
EMERGENCY & CONTACT: Emergency: Dial 911. The home address is posted inside the front door.
Host/Property Manager: For non-emergency issues, please text or call the host at 512-992-8725. We typically respond within the hour.
All guests must read and sign the house rules and liability agreement.
Once we receive the signed house rules and liability release forms from the primary party, we will send a rental agreement via email. Additional guests may sign the liability form upon arrival.
Owls Nest is available to rent for personal overnight retreat (6 person maximum), commercial small group overnight retreats (6 person maximum) and commercial small group daytime retreat (12 person maximum). Pool and spa use are available upon request for an additional fee. Please contact Jen Sabatier at jsabatier@newbloomz.com or 512-992-8725 for rates.
If the space is available for your retreat, 50% deposit is required to hold your reservation and the remaining balance is 48 hours before check-in. Deposits are 100% refundable 7 days before check-in date, and Jen Sabatier reserves the right to keep the deposit if the reservation is cancelled after this period.
